Teprve na t\u011bchto sch\u016fzk\u00e1ch zjist\u00edte, jakou \u010d\u00e1stku v\u00e1m dan\u00e1 banka skute\u010dn\u011b poskytne.<\/p>\n<blockquote><p>Mnoho bank dnes nab\u00edz\u00ed mo\u017enost z\u00edskat tyto informace online.<\/p><\/blockquote>\n<p>Mezi v\u0161eobecn\u00e1 pravidla pat\u0159\u00ed, \u017ee celkov\u00e1 v\u00fd\u0161e hypot\u00e9ky <strong>nesm\u00ed b\u00fdt vy\u0161\u0161\u00ed ne\u017e 8,5 n\u00e1sobek ro\u010dn\u00edho \u010dist\u00e9ho p\u0159\u00edjmu.<\/strong> \u017dadatel\u00e9 mlad\u0161\u00ed 36 let mohou m\u00edt dluh a\u017e do v\u00fd\u0161e 9,5 n\u00e1sobku ro\u010dn\u00edch p\u0159\u00edjm\u016f. Dobu splatnosti hypot\u00e9ky m\u016f\u017eete zvolit v\u011bt\u0161inou <strong>v rozmez\u00ed 5 a\u017e 30 let<\/strong>. Hypot\u00e9ku jste povinni splatit nej\u010dast\u011bji do 67 a\u017e 70 let v\u011bku.<\/p>\n<p><span style=\"font-weight: 400;\">Kdy\u017e pl\u00e1nujete koupi nemovitosti na hypot\u00e9ku:<\/span><\/p>\n<ol>\n<li style=\"font-weight: 400;\"><b>Za\u010dn\u011bte d\u0159\u00edve<\/b><span style=\"font-weight: 400;\">: Ne\u017e si vyberete konkr\u00e9tn\u00ed nemovitost, jednejte o hypot\u00e9ce. Sch\u016fzka s hypote\u010dn\u00edm poradcem nebo n\u00e1v\u0161t\u011bva banky by m\u011bla prob\u011bhnout p\u0159ed t\u00edm, ne\u017e za\u010dnete prohl\u00ed\u017eet realitn\u00ed servery. Zjist\u011bte, zda v\u016fbec na hypot\u00e9ku dos\u00e1hnete a v jak\u00e9 v\u00fd\u0161i.<\/span><\/li>\n<li style=\"font-weight: 400;\"><b>P\u0159edschv\u00e1len\u00ed hypot\u00e9ky<\/b><span style=\"font-weight: 400;\">: I kdy\u017e nen\u00ed spolehliv\u00e9, n\u011bkter\u00e9 banky nab\u00edzej\u00ed p\u0159edschv\u00e1len\u00fd \u00fav\u011br p\u0159es internetov\u00e9 bankovnictv\u00ed. V ka\u017ed\u00e9m p\u0159\u00edpad\u011b je d\u016fle\u017eit\u00e9 <a href=\"https:\/\/orangeacademy.cz\/clanky\/kdy-se-plati-dan-z-nemovitosti\/\" target=\"_blank\" rel=\"noopener\">pe\u010dliv\u011b spo\u010d\u00edtat v\u0161echny n\u00e1klady.<\/a><\/span><\/p>\n<p><span style=\"font-weight: 400;\">P\u0159i srovn\u00e1v\u00e1n\u00ed hypot\u00e9k se nej\u010dast\u011bji zam\u011b\u0159ujeme na t\u0159i hlavn\u00ed ukazatele:<\/span><\/p>\n<ol>\n<li style=\"font-weight: 400;\"><b>\u00darokov\u00e9 sazby<\/b><span style=\"font-weight: 400;\">: Ty jsou kl\u00ed\u010dov\u00e9, ale nejsou jedin\u00fdm krit\u00e9riem.<\/span><\/li>\n<li style=\"font-weight: 400;\"><b>RPSN<\/b><span style=\"font-weight: 400;\">: Tento ukazatel by m\u011bl klientovi uk\u00e1zat celkov\u00e9 n\u00e1klady na \u00fav\u011br a umo\u017enit objektivn\u011bj\u0161\u00ed posouzen\u00ed v\u00fdhodnosti. Zahrnuje nejen \u00farokovou sazbu, ale tak\u00e9 poplatky za posouzen\u00ed \u017e\u00e1dosti, administrativn\u00ed poplatky, platby za poji\u0161t\u011bn\u00ed a dal\u0161\u00ed.<\/span><\/li>\n<li style=\"font-weight: 400;\"><b>Doba fixace<\/b><span style=\"font-weight: 400;\">: Jedn\u00e1 se o smluvn\u00ed obdob\u00ed, kdy se \u00farokov\u00e1 sazba a v\u00fd\u0161e spl\u00e1tek nem\u011bn\u00ed. Nejv\u00fdhodn\u011bj\u0161\u00ed \u00farokov\u00e9 sazby b\u00fdvaj\u00ed na 5 let fixace.<\/span><\/li>\n<\/ol>\n<p><span style=\"font-weight: 400;\">D\u016fle\u017eit\u00e9 je tak\u00e9 v\u011bd\u011bt, \u017ee banky mus\u00ed zve\u0159ej\u0148ovat RPSN, ale n\u011bkter\u00e9 uv\u00e1d\u011bj\u00ed v\u0161echny poplatky, zat\u00edmco jin\u00e9 jen povinn\u00e9. To m\u016f\u017ee komplikovat objektivn\u00ed srovn\u00e1n\u00ed. <\/span><span style=\"font-weight: 400;\">D\u0159\u00edve byly pro srovn\u00e1n\u00ed hypot\u00e9k kl\u00ed\u010dov\u00e9 tak\u00e9 podm\u00ednky pro p\u0159ed\u010dasn\u00e9 splacen\u00ed \u00fav\u011bru, ale nov\u00fd z\u00e1kon o spot\u0159ebitelsk\u00e9m \u00fav\u011bru toto zpoplatn\u011bn\u00ed omezuje. Ka\u017edoro\u010dn\u011b <strong>m\u016f\u017eete splatit a\u017e 25 % celkov\u00e9 v\u00fd\u0161e \u00fav\u011bru bez poplatk\u016f.<\/strong><\/span><\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"alignnone size-large wp-image-9736\" src=\"https:\/\/orangeacademy.cz\/clanky\/wp-content\/uploads\/2022\/05\/hypoteka-930x620.jpeg\" alt=\"hypote\u010dn\u00ed \u00fav\u011br \u00farok\" width=\"930\" height=\"620\" \/><\/p>\n<h3><span style=\"font-weight: 400;\">Kolik je \u00farok na hypot\u00e9ce?<\/span><\/h3>\n<p><b>\u00darok<\/b><span style=\"font-weight: 400;\"> je cena, kterou plat\u00edte bance za p\u016fj\u010den\u00e9 pen\u00edze. \u00darokov\u00e1 sazba se li\u0161\u00ed podle banky, d\u00e9lky spl\u00e1cen\u00ed a va\u0161\u00ed bonity. \u00darokov\u00e1 sazba hypot\u00e9ky je procentn\u00ed vyj\u00e1d\u0159en\u00ed nav\u00fd\u0161en\u00ed vyp\u016fj\u010den\u00e9 \u010d\u00e1stky za obdob\u00ed jednoho roku, co\u017e se ozna\u010duje jako <\/span><i><span style=\"font-weight: 400;\">per annum<\/span><\/i><span style=\"font-weight: 400;\"> \u2013 p.a. V roce 2024 Obvykle se pohybuje <strong>okolo <\/strong><\/span><strong>5 %<\/strong><span style=\"font-weight: 400;\"><strong>.<\/strong> Samoz\u0159ejm\u011b, konkr\u00e9tn\u00ed \u00farok z\u00e1vis\u00ed na mnoha faktorech, jako jsou banka, typ hypot\u00e9ky, v\u00fd\u0161e \u00fav\u011bru a va\u0161e finan\u010dn\u00ed situace.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Kdy\u017e se ohl\u00e9dneme za v\u00fdvojem \u00farokov\u00fdch sazeb hypote\u010dn\u00edch \u00fav\u011br\u016f v posledn\u00edch letech, vid\u00edme zaj\u00edmav\u00e9 trendy. V roce 2019 byly sazby kolem 3 %. B\u011bhem roku 2020 d\u00e1le klesaly a\u017e na 2 %. V lednu 2021 jsme se <strong>p\u0159ibl\u00ed\u017eili historick\u00e9mu minimu s pr\u016fm\u011brnou sazbou 1,94 %.<\/strong> Od poloviny roku 2021 ale za\u010dala prudce stoupat inflace, co\u017e vedlo k reakci \u010cesk\u00e9 n\u00e1rodn\u00ed banky \u2013 ta zvy\u0161ovala \u00farokov\u00e9 sazby. To se prom\u00edtlo i do strm\u00e9ho r\u016fstu hypote\u010dn\u00edch sazeb. Mezi \u010dervencem 2021 a \u010dervencem 2022 se sazby zv\u00fd\u0161ily o v\u00edce ne\u017e 4 %.<\/span><span style=\"font-weight: 400;\">\u00a0Inflaci se v posledn\u00edch m\u011bs\u00edc\u00edch da\u0159\u00ed udr\u017eovat kolem infla\u010dn\u00edho c\u00edle 2 %. Podle nejnov\u011bj\u0161\u00ed progn\u00f3zy z kv\u011btna 2024 \u010cNB o\u010dek\u00e1v\u00e1, \u017ee inflace z\u016fstane pod kontrolou i po zbytek tohoto roku a v roce 2025 by mohla je\u0161t\u011b m\u00edrn\u011b klesnout na 1,7 %. To nazna\u010duje, \u017ee brzy m\u016f\u017eeme o\u010dek\u00e1vat dal\u0161\u00ed m\u00edrn\u00e9 sni\u017eov\u00e1n\u00ed \u00farokov\u00fdch sazeb a <strong>postupn\u00e9 zlev\u0148ov\u00e1n\u00ed hypot\u00e9k.<\/strong><\/span><\/p>\n<span class='mb-center maxbutton-4-center'><span class='maxbutton-4-container mb-container'><a class=\"maxbutton-4 maxbutton maxbutton-rekvalifikacni-kurzy-2\" target=\"_blank\" title=\"Rekvalifika\u010dn\u00ed kurzy\" rel=\"noopener\" href=\"https:\/\/orangeacademy.cz\/rekvalifikacni-kurzy\"><span class='mb-text'>Studujte rekvalifika\u010dn\u00ed kurzy<\/span><\/a><\/span><\/span>\n<h2><span class=\"ez-toc-section\" id=\"Refinancovani_hypoteky\"><\/span>Refinancov\u00e1n\u00ed hypot\u00e9ky<span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p><span style=\"font-weight: 400;\">Pokud m\u00e1te st\u00e1vaj\u00edc\u00ed hypot\u00e9ku, m\u016f\u017eete zv\u00e1\u017eit refinancov\u00e1n\u00ed. Refinancov\u00e1n\u00ed znamen\u00e1 p\u0159echod k jin\u00e9 bance s lep\u0161\u00edmi podm\u00ednkami.
